Position Overview

The Seasonal Turn Team Member plays a critical role in preparing apartment homes for new residents during the high-volume turn season. This position supports the timely completion of unit turns by assisting with cleaning, preparation, and light maintenance tasks to ensure units are move-in ready.

This is a fast-paced, team-oriented role requiring flexibility, reliability, and a commitment to meeting time-sensitive deadlines.

Essential Functions

The essential functions listed below are representative of the duties required for this position. Team Members may be required to perform additional duties as assigned.

Unit Preparation

  • Perform trash-outs and removal of abandoned items
  • Clean apartment interiors, including floors, kitchens, bathrooms, and common areas
  • Assist with painting and touch-up work
  • Support light maintenance tasks such as replacing filters, light bulbs, and minor repairs

Operational Support

  • Move and stage furniture, appliances, and materials
  • Maintain organized and safe work areas
  • Assist in preparing units for inspection and move-in readiness

Team Collaboration

  • Work collaboratively with maintenance, housekeeping, and leasing teams
  • Communicate progress, delays, or concerns to supervisors
  • Support team goals to meet daily and overall turn deadlines

Work Environment & Physical Requirements

This position requires regular physical activity and exposure to a variety of environmental conditions, including:

  • Standing, walking, bending, and lifting up to 50 pounds
  • Repetitive motions such as cleaning, lifting, and carrying
  • Working indoors and outdoors, including in heat, dust, and with cleaning products
  • Navigating stairs and multiple building levels

Scheduling & Attendance Expectations

Due to the time-sensitive nature of turn season, consistent attendance and scheduling flexibility are essential to the success of this role:

  • Must be able to work extended hours, including evenings, weekends, and overtime, as required to meet business needs
  • Reliable and consistent attendance is required throughout the seasonal assignment
  • Time-off requests may be limited during peak turn periods
  • Employees are expected to report to work on time and be prepared to perform assigned duties

Qualifications Required

  • Ability to perform the essential functions of the job, with or without reasonable accommodation
  • Ability to work in a fast-paced, deadline-driven environment
  • Dependable and team-oriented with a strong work ethic

Preferred Qualifications

  • Prior experience in apartment turns, maintenance, cleaning, or construction
  • Experience in student housing or multifamily operations
