Senior Manager/Site Controller

Tract Capital is seeking a detail-oriented Site Controller to support two active sites in Reno Nevada. The Site Controller is responsible for financial oversight of our two active data center construction sites. This role ensures rigorous cost governance, proactive financial risk management, and full alignment between Construction, Procurement, Operations, and FP&A. As our data center portfolio grows, this leader will establish scalable financial frameworks and may eventually hire and manage additional Site Controllers. The right candidate is an inquisitive, data-driven individual who is able to work independently with supporting direction to achieve objectives in a fast-paced, entrepreneurial environment.


Job Responsibilities:

The successful candidate will have experience and practical expertise in the following:

1. Full Lifecycle Project Financial Ownership

  • Own all financial processes for Data Center construction from groundbreaking to commissioning.
  • Build and maintain site budgets, forecast updates, cost-to-complete models, and monthly cash-flow projections.
  • Establish financial guardrails and enforce adherence across Construction & Procurement.

2. Procore Financial Controls & NetSuite Integration

  • Administer and optimize Procore financial modules:
    • Budgets
    • Commitments (POs)
    • Change events
    • Invoices
    • Prime contracts and payment workflows
  • Ensure flawless 3-way matching (Procore NetSuite Vendor documents).
  • Monitor real-time movement of commitments, contingencies, and retained funds.

3. Variance Analysis & Forecast Accuracy

  • Conduct monthly, weekly, and ad-hoc financial deep dives.
  • Analyze cost deviations, validate field-reported progress, and create action plans to mitigate risks.
  • Present financial performance to Construction Directors, the FP&A Director, the SVP Finance, and CFO.

4. Vendor, GC & Stakeholder Financial Alignment

  • Partner with General Contractors to:
    • Align on progress billing
    • Validate percent-complete claims
    • Review SOVs
    • Monitor change orders and claims
    • Ensure contract compliance and cost transparency
  • Coordinate with Procurement on contract negotiation support and vendor financial vetting.

5. Documentation, Audit & Compliance Excellence

  • Own all financial documentation at each site including:
    • Approved budgets and revisions
    • PO logs and change-event history
    • GC pay apps and substantiation
    • Vendor invoices, receipts, and compliance records
    • Closeout documentation
  • Prepare for internal and external audits with complete financial traceability.

6. Reporting & Executive Visibility

  • Deliver highly accurate project financial reporting packages:
    • Monthly leadership dashboards
    • Weekly site cost reports
    • Cash burn curves
    • Risk/opportunity summaries
    • Scenario modeling
  • Generate insights that influence construction phasing, procurement strategy, and capital allocation.

7. Scaling the Site Control Function

  • Build standards, templates, SOPs, and reporting frameworks for future site controllers.
  • Define org structure and participate in hiring as portfolio grows.
  • Develop best practices for financial governance across all future data centers.
  • Perform additional duties as required to support project delivery and organizational objectives.

Basic Qualifications:

  • Bachelor’s degree in finance, Accounting, Economics, or a related field; MBA is a plus.
  • 6+ years in project finance, cost control, construction accounting, or infrastructure development.
  • Deep knowledge of Procore Financials and strong ERP proficiency (NetSuite preferred).
  • Experience with large-capex projects ($1B+ ideal).
  • Strong modeling, analytical reasoning, and financial operations skills.
  • Ability to partner with construction leaders and push back tactfully when needed.
  • Strong documentation, process discipline, and comfort with fast-paced scale environments.


Annual Compensation Range:
$160,000 - $200,000 Base Salary + Discretionary Bonus
