(USA) Senior Manager, Portfolio Management (Acquisitions-Sam's Club)

Position Summary...We are seeking a passionate Senior Manager, Portfolio Management (Real Estate Acquisitions - Sam’s Club) for our New Club Acquisition/Portfolio Management role. This more senior level position is responsible for identifying, evaluating, negotiating, and securing new club locations aligned with the company’s growth strategy. This role partners closely with internal teams and external stakeholders to drive profitable expansion while managing market-level real estate strategy. If you enjoy resolving issues, have a knack for dealmaking, and thrive in the real estate hunt, this role is for you. Travel is required to visit sites and markets.

The Portfolio Management team leads strategic initiatives to enhance property value and drive business growth through effective real estate transactions and lease negotiations. This team collaborates across functions to identify opportunities, manage projects, and ensure compliance with policies and regulations. Members provide mentorship and guidance, fostering professional development and high performance. They focus on delivering data-driven recommendations, optimizing asset utilization, and maintaining strong partnerships with internal and external stakeholders. The team is committed to operational excellence, integrity, and continuous improvement to support Walmart and Sam's Club long-term real estate objectives and business priorities.

What you'll do...
  • Source new locations through brokers, developers, municipalities, and direct owner outreach
  • Identify real estate needs, including fuel expansion opportunities
  • Ensure attention to detail in map creation and preparation of tour books
  • Evaluate sites using financial modeling, sales forecasts, traffic counts, zoning, and physical constraints
  • Negotiate deals, to include the execution of LOIs, ROEs and legal contracts
  • Oversee/assist in the preparation of decks for leadership/committee reviews
  • Present locations to executive and real estate committees
  • Work closely with: Operations, Finance, Design, Supply Chain, Legal & Compliance
  • Quarterback issues to resolution
  • Drive deals forward through transparent and thorough communication, and with a solution focused mindset

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :
